FCC winds up the year with sales of over 1,800 new homes
- The properties are in Tres Cantos, Madrid (a 1,200-home development), Seville (560 homes) and other locations in Spain (63 homes)
- The Citizen Services Group earned 228 million euros in housing sales, approximately 180 million euros more than in 2011

FCC closed 2012 with a big boost in its construction division’s housing sales. In the last quarter of the year, this Citizen Services Group company sold more than 1,800 homes; that was nearly 1,200 homes in the Nuevo Tres Cantos area of Madrid, 560 in Seville and another 63 elsewhere in Spain. These sales brought in 228 million euros, 158 from Tres Cantos and the other 70 from the other housing developments.
The sales in the Tres Cantos development were made via an agreement with the local city council, under which the Gedesar company purchased 576 rent-to-own homes. The transaction was wound up with the sale of another 600 homes to the winners of a competition run by the Tres Cantos City Council, in which over 3,200 applicants participated.
In Seville FCC Construcción has already sold 560 homes scattered throughout different developments in the city. The sales of these homes will bring in around 60 million euros.
In the words of Carlos García León, manager of Development and Management for FCC Construcción, “These transactions mark a major turning point, in addition to really boosting our business. Especially if you bear in mind that they have gone through at a time when things are very tough and business in the housing sector has been falling continually for the last few years”.
FCC Construcción’s revenue from housing sales shot up in 2012. Over the year it sold 1,823 homes, as opposed to 252 in 2011, and it earned 228 million euros, 180 more than the year before. Business in the early months of 2013 looks promising, too. FCC Construcción anticipates selling a new 100-home development in Tres Cantos plus over 100 publicly sponsored homes for low-income families in Andalusia.
Civil Engineering Association award
In fact, the Nuevo Tres Cantos Residential Area Sector development complex received an award early this month. The Association of Civil Engineers of Madrid chose it as the Best Municipal Public Works Project of the Year. The construction of this sustainable complex is just part of a whole set of development activities aimed at providing services for a population of 30,000 new inhabitants in Tres Cantos and a major effort to provide these new homeowners with access roads to the surrounding network of dual carriageways. The Nuevo Tres Cantos Residential Area Sector and related projects already form a sustainable complex in themselves.
In addition, all the work being done in Tres Cantos is helping to improve the quality of life of future and current local residents. The service re-routing and installation work is designed to improve living standards while having minimum environmental impact. For instance, the area of parks and gardens in the area has been increased by more than 50 hectares.
Development and housing experience
FCC Construcción participated in the development of Moscatelares in San Sebastián de los Reyes, Development Action Programme II-3 Las Tablas, the development work in phases 1 and 2 of Development Action Programme II at Montecarmelo, and the northern development at Parque de Valdebebas. All these projects are located in either the city of Madrid or the outlying region.
FCC Construcción also did redevelopment work for the Montmar Sector in the municipality of Castelldefels, for the Barcelona City Council; and it built and developed Gran Vía and Plaza Europa in L’Hospitalet (winning the Construmat 2009 award). In addition, the Citizen Services Group’s construction area built Parque Empresarial Á Laracha in La Coruña and Parque Empresarial de Bobes in Asturias.
